Scope of work

Phase 1 — Full interior demolition (3 storeys + basement)

We completed a full interior strip-out across three floors, plus the basement:

  • Removed non-structural partitions and finishes
  • Cleared the basement layout (including demolition of unnecessary walls)
  • Fireplace demolition as part of the basement scope
  • Cleaned and vacuumed at the end of each phase so the site stayed workable for the next trades

Phase 2 — Exterior demo + rear addition removal

To make room for the extension, we removed:

  • Portions of exterior wall (as scoped)
  • The rear backyard addition / veranda structure
  • Hauled out debris continuously to keep the site moving (5 bins total)


Phase 3 — After foundation extension: trenching + structural openings

Once the new foundation work for the extension was completed, we returned to support the build-out:

  • Cut floor trenches for new communications/utility runs
  • Cut foundation openings to install new vertical beams/posts
  • Left the areas clean and ready for the next installation steps

Logistics & execution notes

This was not a one-day smash-and-go. It was a phased demolition tied to the extension schedule:

  • Multiple mobilizations coordinated around other trades
  • Controlled debris flow and bin planning to avoid pile-ups
  • Clean handoffs between phases (vacuumed, cleared, ready)
